Order terms

Last updated October 2026

These terms apply to MuniScan reports and site visits provided by TDoubleAI Inc. ("we"). By ordering, you agree to them.

What you're buying

A MuniScan report is a desktop screening for planning. It is built from public data available at the report date and from information you give us, which we do not independently verify. It is not a survey, a legal or zoning opinion, an engineering design, or an approval from any authority. The RTK site visit measures features and heights for design use; it does not set or confirm property lines, which requires an Ontario Land Surveyor. A Drainage & Change Evidence report is a record of measured facts and dates from dated public data, records on file and the material you supply. It does not locate property lines, decide fault or cause, or give a legal or engineering opinion. We do not enter or survey neighbouring property, and we do not contact the other party for you.

Who can rely on it

The report is prepared for the person named on the order, for the property named on the order, for planning purposes. Anyone else uses it at their own risk. Please don't use it as the basis for buying or selling a property, or as a substitute for permits, surveys or professional design. An evidence report may be shared with the Township, other authorities, your lawyer, an engineer or a surveyor; it is not a substitute for their own review.

Your information

You confirm that you own the property or have the owner's permission, and that what you tell us (including on the confirm map) is accurate as far as you know. We mark it "owner-confirmed" in the report.

Price and payment

Before a site visit, you arrange public utility locates through Ontario Dig Authority and private locates for any lines you own. We map the locate marks as they are painted or flagged on the day of the visit. We do not locate underground lines ourselves, the accuracy of the marks is the locator's, and nothing in our drawings is a clearance to dig.

Prices are in Canadian dollars plus HST. We send an invoice with your confirm map; the report is delivered once it's paid. If you upgrade from a Suite Check to a Full Build Feasibility report, the $295 you paid is credited. If you book a site visit after any report, $295 of the report fee is credited toward the visit.

Turnaround and changes

Desktop reports are normally delivered about 5 business days after you return the confirm map. If we find we can't produce a useful report for your property, we'll tell you and refund what you paid.

Limits

Rules, by-laws and data change, and the Township, septic office and conservation authority have the final say. To the extent the law allows, our total liability for any report or visit is limited to the fee you paid for it, and any claim must be made within one year of delivery.
