Looking for a surveyor?
Start with one question: is it about where the property line is? If yes, you need an Ontario Land Surveyor. If it's about what's on your lot, how high it is, or where the water goes, you may not need a surveyor at all.
You need an Ontario Land Surveyor (OLS) for
- Finding or marking your property lines and corner bars
- A fence, shed or driveway that might be over the line
- Boundary disputes with a neighbour
- Severances, lot additions and reference plans
- Easements and rights-of-way
- Surveyor's real property reports, and any time the Township or your lawyer asks for a survey by an OLS
Only a licensed OLS can do this work in Ontario. Find one through the Association of Ontario Land Surveyors' find a surveyor directory, or call us and we'll point you to firms that work your township.
You may not need a surveyor for
- Where's my septic tank or bed? Measured with RTK so your designer or installer has real numbers. RTK mapping
- Where's my well, and is it far enough from the bed? Checked against Building Code separations. Suite Check
- Grades and drainage before you build: slopes, low spots, where the water goes. Full Build Feasibility
- Water coming from next door after a neighbour regraded or filled a ditch. Drainage & Change Evidence
- Can I add a suite, garage, shop or tiny home? Zoning, septic and where it fits. Suite Check
- What's under my lot? Depth to rock and water from nearby well records. Free Ground Read
Not sure which one?
Call or text 613-219-0288 or email trevor@tdoubleai.ca with the address and what you're trying to do. If it's boundary work, we'll tell you straight and send you to an OLS.
Questions
Is MuniScan a land surveyor?
No. MuniScan is run by Trevor Affleck, A.Sc.T. (OACETT), a survey technologist with 25+ years in construction layout, legal surveys and municipal mapping. We are not licensed to locate or mark property lines; that is an Ontario Land Surveyor's work.
Can you tell me if my neighbour's fence is on my land?
No. Where a property line is, and whether something crosses it, is for an Ontario Land Surveyor. We can tell you when a fence or shed appeared, and we will point you to an OLS for the line.
Will the Township accept your drawings?
It depends on the Township and the permit. Septic and building offices often work from a measured site plan; some ask for a survey by an OLS. Check with the office first. If an OLS is required, we will say so before you pay.
Do you work with surveyors?
Yes. Boundary questions that come to us go to an Ontario Land Surveyor, and surveyors can use our terrain change history and lidar profiles alongside their own work.
